New Builds Manchester: New Build House Architects
At Andrew Wallace Architects, we specialise in bespoke new build contemporary houses. Inspired by locality and lifestyle, we look to develop every project with a fresh approach. This allows the house to react to the unique context of your site, whilst also responding to the way you live your life.
About Our New Builds in Manchester
Whether you are looking to replace your existing property or build on a vacant plot, we will work with you to understand your aspirations and lifestyle. This allows us to develop a design tailored to you and your site. Formal considerations of form, structure and materials are progressed in the context of thoughtful, site-specific design, together with the practical constraints of budget and brief.
Design features such as:
- large open plan layouts for spacious modern living,
- double height spaces for grand light filled volumes,
- walls of glazing to create expansive connections between inside and out
can elevate a house to thrilling levels, making it a joyous place to live.
Why Choose Our New Builds in Manchester?
Here is a list of reasons why you should consider choosing our new builds in Manchester:
- Building a house from scratch allows us to work to high standards of sustainable design. Creating responsible homes fit for the future that overcome site constraints and contribute to the wider residential area.
- We can oversee every stage of your new build house from initial designs, planning permissions and building regulations through to completion on site.
- We have a proven track record of delivering clients’ dream houses and have working relationships with contractors of the quality required to realise that dream.
Self-Build, Replacement Houses and Plots
Self-build. If you have found a plot, or already own one, we can design a house around the site and the way you live, and support you through planning, Building Regulations and the build.
Replacement houses. Many of our new homes replace a tired bungalow or an older house on a good plot, as at House 182 in Manchester and House 146 in Alderley Edge.
Before you buy. We can look at a plot before you commit and give you a view on what is likely to be achievable and where the planning risks are.
Building in the Green Belt and Sensitive Locations
Several of our new houses are on green belt hillsides, in rural settings or close to conservation areas, including House 223 near Holmfirth, House 196 near Halifax and House 235 near Wolverhampton. Sites like these need a careful design and a well-prepared planning case. Every site is different, so we look at the local policies and the site’s history at the start.

- House 117, Bolton: a five-bedroom family home with a separate pool house containing a swimming pool, gym and guest accommodation.

New Build FAQs
Here are the questions we are asked most often. If yours is not here, call us on 0161 448 0483.
Can you help me find out what I can build on a plot?
Yes. Before you buy or commit, we can look at the site, its planning history and the local planning policies, and tell you what is realistically achievable and where the risks are.
Can I build a new house in the green belt?
It is harder, but not impossible. Replacing an existing house is often possible if the new one is not materially larger, and there are other limited exceptions. Several of our new build houses are in the green belt, and we know how to make the case to the planners.
Do you design houses for developers as well as private clients?
Yes. We design one-off homes for private clients and housing schemes for developers and landowners. See our mixed-use and commercial architects pages for larger schemes.
Do you also design the interiors?
Yes. Our interior designers work alongside our architects, so the kitchen, joinery, lighting and finishes are designed together with the house.
Can you help with a self-build?
Yes. We design self-build homes and can support you through planning, Building Regulations, finding a builder and the build itself.
Can you replace my existing house with a new one?
Often, yes, depending on the site and local planning policy. Several of our new houses replace older properties.
Can you design a new house in a conservation area?
Yes. New homes in conservation areas need a design that responds carefully to the surrounding buildings, and we prepare the information the council will expect.
Do you design small housing developments?
Yes. We design small schemes for developers and landowners, such as Housing 221 in Staffordshire. See our mixed-use page for more.
